Cass County Property Tax Records

Cass County property tax records are available through two separate online portals based on the county's DataPitStop system. One runs through the Auditor's Office and one runs through the Treasurer's Office, both in Logansport. Taxpayers can view real property, personal property, and mobile home property tax information through either portal. This dual-access setup makes Cass County one of the more flexible Indiana counties when it comes to online tax record searches.

Two Portals for Cass County Tax Lookups

Cass County offers two separate DataPitStop access points for property tax records. The Auditor's portal is at auditor.casscounty09.us, and the Treasurer's portal is at treasurer.casscounty09.us. Both tools let you search by parcel number, owner name, or property address. The overall county site at casscounty09.com links to both portals and provides additional information.

Having both an Auditor and Treasurer portal available is convenient. The Auditor's portal is typically the better choice when researching deductions, ownership records, and assessed value history. The Treasurer's portal is more useful when checking current payment status, past-due balances, or recent payment history. Both are built on the same DataPitStop GIS platform, so the underlying parcel data is consistent across both.

The Cass County Auditor is Alicia Pifer, and the office is located at 200 Court Park, Logansport, IN 46947. The Auditor's website is auditor.casscounty09.us.

Property Types Covered in Cass County Records

The Cass County portals cover three categories of taxable property: real property, personal property, and mobile home property. Real property includes land and structures permanently attached to it. This is the most common type for residential owners. Personal property covers business equipment and other movable assets that are subject to property tax in Indiana. Mobile homes assessed separately from land fall into the third category.

Most homeowners in Logansport and throughout Cass County are looking for real property records. The portal works the same for all three types, though the search results will vary by property class. If you are searching for a mobile home specifically, be aware that it may be listed separately from the land parcel it sits on, depending on how ownership is structured.

Detailed Tax Statistics Available

Cass County's DataPitStop system publishes a range of tax statistics beyond basic parcel lookups. The available data includes township breakdowns, tax district summaries, school corporation information, property class group data, deduction summaries, circuit breaker cap loss information, and a top taxpayer list showing the largest assessed parcels in the county. This level of detail is useful for property owners who want to understand how their parcel fits into the broader county tax picture.

The circuit breaker information is particularly relevant. Under Indiana law, property taxes cannot exceed set percentages of gross assessed value: 1% for homesteads, 2% for other residential property, and 3% for non-residential property. The cap loss data shows where those limits are being hit and by how much. For more on how circuit breaker caps work statewide, the Indiana DLGF publishes clear guides on each cap category.

Cass County Property Tax Deductions

Cass County property owners can apply for Indiana's standard deduction programs through the Auditor's Office. The homestead deduction and supplemental homestead deduction are the most commonly used and apply to owner-occupied primary residences. Together they reduce the net assessed value significantly before tax rates are applied. Applications go to Auditor Alicia Pifer's office at 200 Court Park.

Other deductions under IC 6-1.1-12 include the Over 65 deduction, the Over 65 Circuit Breaker, blind or disabled owner programs, totally disabled veteran deductions, and the veteran at-62-with-10%-disability category. Solar and geothermal energy system deductions are also available for qualifying properties. All applications must reach the Auditor by January 5 to apply to the current assessment year. Deductions generally stay active without refiling as long as eligibility continues. The main exception is the mortgage deduction, which needs updating if your financing changes.

Assessment and Billing in Cass County

All Cass County property is assessed as of January 1 under IC 6-1.1-4. The Assessor sets values, the Auditor applies deductions, and the resulting net assessed value is used to calculate the tax bill. Bills go out in early April. The spring installment is due May 10 and the fall installment is due November 10, as required by IC 6-1.1-22.

For statewide assessed value data, the Indiana DLGF assessed value search covers all Indiana counties including Cass. The Indiana Gateway Taxpayer Portal at gateway.ifionline.org is another resource for accessing current tax information through the statewide system.

Penalties, Delinquency, and Tax Sales

Late payments carry a 5% penalty for the first 30 days past the due date and an additional 5% after that. Accounts that go unpaid long enough are eligible for the Cass County tax sale process under IC 6-1.1-24. The Treasurer certifies delinquent parcels to the Auditor before July 1 each year. Property owners can check their current status through the Treasurer's DataPitStop portal or by contacting the Treasurer's Office directly in Logansport.

Assessment Appeals Process

File Form 130 with the Cass County PTABOA by June 15 to appeal a value you believe is too high. Under IC 6-1.1-35, the board reviews evidence and issues a written ruling. Before filing, check the parcel data in the Auditor's portal. Incorrect square footage, property class, or other factual errors can sometimes be corrected before a formal hearing becomes necessary.
