How Ohio County Values Property

Indiana law under IC 6-1.1-4 sets January 1 as the annual valuation date for all real property in the state. Ohio County follows this standard, with the Assessor reviewing each parcel's characteristics and comparable market data to arrive at assessed values. Indiana uses a market-value-in-use standard, which means the assessed value reflects what the property would sell for on the open market in its current use as of January 1.

Property owners in Ohio County who disagree with their assessed value can file a Form 130 appeal. The appeal window runs from when tax bills are mailed through June 15. The case goes first to the county Property Tax Assessment Board of Appeals (PTABOA). If that decision is still not satisfactory, a further appeal to the Indiana Board of Tax Review is available. The assessment appeal rules in IC 6-1.1-35 lay out the full process. Additional information is available directly from the Ohio County Assessor at (812) 438-3264.

Paying Ohio County Property Taxes

Ohio County offers several convenient ways to pay property taxes. You can pay in person at the Treasurer's office at 413 Main Street in Rising Sun during regular hours. A drop box is located outside the courthouse for after-hours or weekend payments. Payments can also be made at the Rising Sun location of Friendship State Bank, which handles Ohio County tax payments as an authorized bank collection point. Online payments are processed through PayGov, the county's designated payment portal.

Mail payments are accepted and should be sent to the Treasurer's office at 413 Main Street, Room 110, Rising Sun, IN 47040. Make checks payable to the Ohio County Treasurer. If you pay by mail, send it early enough to arrive before the due date, since the postmark date may not satisfy the payment deadline under Indiana law. The spring installment is due May 10 and the fall installment is due November 10 each year.

Missing these deadlines leads to penalties. Indiana's standard penalty schedule under IC 6-1.1-22 applies: 5% for the first 30 days past due, then 10% after that. Continued non-payment can lead to a tax lien and a tax sale under IC 6-1.1-24.

Deductions Available in Ohio County

Ohio County property owners can apply for multiple deductions to reduce the assessed value that drives their tax bill. The homestead deduction is the most significant. It covers owner-occupied primary residences and includes both a standard and a supplemental homestead credit. The rules for Indiana's homestead deduction are in IC 6-1.1-12. File a homestead application with the Ohio County Auditor's office, and it renews automatically each year for that property.

Other deductions for Ohio County property owners include the mortgage deduction, the over-65 deduction for eligible senior homeowners, the blind or disabled deduction, and veteran exemptions including a full property tax exemption for 100% service-connected disabled veterans. New deduction applications should be filed with the Auditor by January 5 to take effect on the following year's tax bill. Ohio County follows Indiana's property tax cap rules: homestead properties are capped at 1% of assessed value, other residential at 2%, and all other property at 3%.
