Bartholomew County Assessor and Columbus Property Records

Ginny Whipple serves as the Bartholomew County Assessor and sets assessed values on all Columbus real property. Her office is at 440 Third Street, Suite 203, Columbus, IN 47201. Phone: (812) 379-1505. Email: assessor@bartholomew.in.gov. The full page is at bartholomew.in.gov/assessor.html. Under IC 6-1.1-4, all Indiana real property is assessed at its true tax value as of January 1 each year, and the Assessor applies this standard to every Columbus parcel by reviewing sales, permits, and property use changes throughout the year.

Bartholomew County's 2024 Cyclical Reassessment covered Clay, Clifty, and Haw Creek townships. If your Columbus property falls in one of these areas, your assessed value may have been updated as part of the cyclical review cycle. Cyclical reassessment is a standard Indiana process that ensures every county reviews all parcels on a regular schedule, not just when sales occur. The Assessor's office can confirm whether your parcel was part of the 2024 review if you are unsure.

How to Search Columbus Property Tax Records Online

Bartholomew County uses the Beacon GIS platform at beacon.schneidercorp.com for public property record searches. You can search Columbus property tax records by owner name, parcel number, or address. Beacon shows the assessed value, applied deductions, net taxable value, parcel map, and ownership history for each Columbus parcel. The tool is free and open at all hours.

For bill payment, Bartholomew County uses InvoiceCloud. You can view and pay your Columbus property tax bill online, or call 1-844-278-9126 to pay by phone. A drop box at the courthouse is also available if you prefer to submit payment in person without waiting in the office. The Treasurer, Barb Hackman, is at Suite 103 of the same Third Street building and can be reached at (812) 379-1605.

Columbus property owners who prefer to pay at a local bank have that option too. Centra Credit Union, Jackson County Bank, First Financial Bank, German American Bank, and Horizon Bank all accept Bartholomew County property tax payments. Bank payments must be made two weeks before the due date. This option works well if you prefer to handle the payment at a branch you already use rather than mailing a check or paying online.

Columbus Property Tax Due Dates and Payment Rules

Under IC 6-1.1-22, Columbus property taxes are due in two equal installments each year. As the county states directly: "Taxes shall be due and payable in two (2) equal installments on or before May 10 and November 10." Spring payments are due May 10 and fall payments are due November 10. If a due date falls on a weekend or holiday, the deadline moves to the next business day.

Late Columbus property tax payments carry a 5% penalty within 30 days after the due date. After 30 days, the penalty rises to 10%. Accounts that remain delinquent long enough are certified to the Auditor and placed on the county tax sale list. Paying by the May 10 and November 10 deadlines keeps your account in good standing and avoids these extra costs.

If you want to pay at a bank, remember the two-week-before-due-date rule. That means bank payments for the spring installment need to happen by around April 26 and bank payments for the fall installment by around October 27. The online and phone payment options do not have this early cutoff, so they are more flexible if you are close to the deadline.

Deductions for Columbus Homeowners

Bartholomew County homeowners in Columbus can reduce their property tax bills through Indiana's deduction system under IC 6-1.1-12. Deduction applications go to the Bartholomew County Auditor. The homestead deduction is the most common and reduces the assessed value used to calculate your Columbus property tax. It applies only to your primary residence. A supplemental homestead deduction provides a second tier of savings on top of the base amount.

Seniors age 65 or older who meet income and property value thresholds qualify for the Over 65 deduction. A circuit breaker credit caps property tax as a percentage of income for qualifying Columbus seniors. Veterans with service-connected disabilities, blind homeowners, and totally disabled residents have separate deduction categories. Columbus homeowners who installed solar panels or geothermal heating systems may also qualify for an energy improvement deduction.

Deduction applications must be filed by January 5 to apply to the following tax year. If you recently purchased a home in Columbus, file your homestead application promptly. The Beacon portal lets you check which deductions are on file for any parcel. If deductions that should be there are missing from your bill, contact the Auditor's office before the tax year ends so they can be corrected for the next cycle.

Assessment Appeals for Columbus Properties

Columbus property owners who believe their assessed value is too high can appeal under IC 6-1.1-35. Start by reviewing your property record card on Beacon. Look for errors in square footage, construction grade, year built, or features listed that are not on your property. Raise these issues informally with Assessor Ginny Whipple's office at (812) 379-1505 or assessor@bartholomew.in.gov before filing a formal appeal. Many errors are resolved at this stage without needing a formal hearing.

For a formal appeal, file Form 130 with the Bartholomew County Property Tax Assessment Board of Appeals (PTABOA). The appeal deadline is June 15, falling 45 days after Form 11 notices are mailed. If the PTABOA decision does not satisfy you, the next level is the Indiana Board of Tax Review and then the Indiana Tax Court. Sales data from comparable Columbus properties is often the strongest evidence at a PTABOA hearing. The Indiana Gateway at gateway.ifionline.org shows delinquency and payment data on any Columbus parcel.
