Clark County GIS and Tax Record Portal

Clark County uses 39 Degrees GIS through XSoft's Engage platform. The online search tool is at engage.xsoftinc.com/clark. This system lets you search by owner name, parcel number, or address to find property records, assessed values, and GIS parcel boundaries. The 39 Degrees GIS platform provides aerial imagery, lot boundary overlays, and links to ownership and deed records. It's a more modern interface than the DataPitStop systems used by many other Indiana counties. The Auditor prepares the tax duplicate that shows the value of property and taxes assessed against each taxpayer. After the Treasurer collects payments, the Auditor distributes the revenue to the schools, county, townships, and other local governmental units. This distribution role means the Auditor's records are the definitive source for how tax revenue is allocated across Clark County's taxing districts.

All deeds transferring property in Clark County must be processed through the Auditor's Office before the County Recorder processes them. This step ensures the property tax record is updated to reflect new ownership. If you change your deed in any way, even a minor correction, you need to come in to refile your deductions. Failing to do this will result in losing your deduction.

Homestead Deductions in Clark County

The homestead deduction is the most important property tax benefit for Clark County homeowners. When you file for a homestead deduction, the Clark County Auditor's Office requires the last 5 digits of the Social Security Number for each person living at the property. This requirement is specific to Clark County's homestead process and is used in part to support homestead fraud prevention efforts. The county partners with Tax Management Associates for this program.

Under IC 6-1.1-12, the homestead deduction reduces the assessed value of a primary residence. The supplemental homestead deduction provides additional savings. Both are available to owner-occupants. If your deed changes for any reason after the deduction is filed, you must come back to the Auditor's Office to refile. The deduction doesn't transfer automatically with a deed correction, a name change, or a refinance that alters the ownership record.

Other available deductions include Over 65, Over 65 Circuit Breaker, blind or disabled, and Totally Disabled Veteran programs. Geothermal and solar system deductions are also available for qualifying improvements. All applications must be filed by January 5.

Clark County Assessor and PTABOA

The Property Tax Assessment Board of Appeals in Clark County holds hearings on the second Tuesday of each month at 1:30 pm in Room 418 of the Government Center. If you want to appeal your assessed value, file Form 130 with the PTABOA by June 15 under IC 6-1.1-35. The monthly schedule means hearings happen regularly throughout the year, which can shorten the wait time compared to counties that schedule hearings less frequently.

Before appealing formally, check your property record through the 39 Degrees GIS portal. Errors in square footage, property class, or construction quality grade can inflate assessed values and may be correctable without a full hearing. Clark County Treasurer and Tax Payments

The spring installment is due May 10 and the fall installment is due November 10, consistent with IC 6-1.1-22. Late payments bring a 5% penalty for the first 30 days and an additional 5% after 30 days.

Delinquent Clark County properties are eligible for tax sale under IC 6-1.1-24. On or before July 1, the County Treasurer certifies a list of real property with delinquent taxes to the County Auditor for potential tax sale. Tax sales in Clark County are conducted through SRI Services. Property owners can redeem delinquent parcels by paying the full past-due balance before the sale. Unclaimed refund amounts from tax accounts must be claimed within three years, or the funds are transferred to the County General Fund.

Plat Room and Public Research Access

Clark County maintains a Plat Room at the Government Center in Jeffersonville where the public can come in to research property records. Public computers are available at no charge for access. Printing costs $0.10 per page. The Plat Room is a good option for anyone who needs to review deed history, plat maps, or older property records that may not be fully digitized in the online portal.
